ANSWERS:

1. There is no way to accurately predict exactly how long this will take. However, it will usually be 3 - 5 years before we call you. This period can be longer or shorter depending on how specific your want/needs are.

2. The monthly fee is directly related to the amount it takes to pay the monthly bills and keep a responsible reserve fund in place. Therefore, these fees reflect increases in hydro, water, cable, etc. just as these costs increase in your home. We are able to mitigate some of these increases by bulk buying sometimes resulting in no increase at all.

3. Yes - there is a $500 fee to go on the list. This is fully refundable if your plans change before you can join us - otherwise this deposit can be applied to the purchase price of the Lifelease or applied to the locker fee.

4. There is a one time fee of $500 for a locker.

5. We will take care of the resale of your Lifelease through our waiting list. You will be responsible for the monthly fee up to the day the new resident moves in - this obligation is limited to 6 months if you are leaving for health reasons but normally only lasts 2 to 3 months. You will be refunded your original deposit fee less a refurbishing fee of 2% per year to a maximum of 10% within 2 business days of the closing date of the new Lifelease.

6. The same process is used to resell the Lifelease, however, the proceeds would then go to your estate or you can have them directly assigned to your heir(s) which avoids the funds going through probate.

7. We do allow up to 2 pets per unit - small dogs (i.e. up to 16" tall and up to 20 lbs). cats and other non-exotic pets.

8. This is a non-smoking environment.

9. There is a guideline of 21 consecutive days for overnight visitors, however you can apply to the Board if you wish to request an extension to this period.

10. We refurbish the apartments as they change hands - i.e. fill in nail holes and repaint, replace flooring if necessary, thoroughly clean the unit, etc. - any further redecorating or upgrading is done at the residents' own expense with the permission of the Board of Directors.

11. We have recycling bins on the first floor for paper, plastic, etc. - we do not have compostable waste facilities due to odour and potential pest concerns.

12. Yes - residents of a 1 or 2 bedroom apartment are entitled to 1 parking space for as long as they own and operate a motor vehicle - a second space is available for $25/month payable for 1 year in advance. Residents of a 2 bedroom + den apartment are entitled to 2 parking spaces for as long as they own and operate 2 motor vehicles.
